We stock and install Clopay-compatible weather seals throughout Fort Lauderdale, with most replacements running $110 – $220 parts and labor included. We carry the common profiles on the truck, so if your seal is split, flattened, or pulling away from the retainer, we can usually handle it the same day. Most homeowners discover the problem the hard way: a line of daylight under the door, a damp floor after an afternoon downpour, or leaves and dirt collecting in the corner where the door should meet the concrete.
Which Clopay Models This Applies To
Clopay uses two main bottom seal profiles across their residential line. The classic T-style and bulb-style seals fit most Clopay steel and aluminum doors from the last 20 years, including the Gallery, Value Plus, and Premium series. The key measurement is the retainer channel width, not the door width. If you’re unsure, look at the aluminum or steel retainer at the bottom of the door panel and measure the inside of the channel with a ruler, not a tape measure. Most Clopay retainers accept a 3/8-inch to 5/16-inch single T or bulb profile, but some newer models use a double-T that locks in tighter.
Here’s the compatibility gotcha we see regularly in Fort Lauderdale: a generic T-seal from a hardware store will physically slide into a Clopay retainer, but it often seats loose and pulls out within a season. That’s because Clopay’s retainer channel is slightly narrower than the universal aftermarket channels. We carry OEM-profile Clopay-compatible seals and quality aftermarket equivalents that match the channel spec, so the seal stays put. We’re an independent service provider, not affiliated with Clopay, but we keep the right profiles in stock so you’re not waiting on a special order.

Signs Your Clopay Weather Seal Replacement Is Failing
- Daylight visible under the closed door. The seal has compressed or torn and is no longer bridging the gap between the door bottom and the concrete. This is the most obvious sign, and it usually means the rubber has lost its memory from years of compression.
- Water pooling on the garage floor after rain. Fort Lauderdale’s afternoon storms push water under doors that have even a small seal gap. If you’re seeing water after every heavy rain, the seal isn’t doing its job.
- Dirt, leaves, or bugs collecting inside near the door. A compromised bottom seal is wide open for debris. In South Florida, it’s also an entry point for palmetto bugs and other pests.
- The seal pulls out of the retainer when the door opens or closes. This happens when the T-channel wears or the seal was never the correct profile. Once it starts slipping, it will only get worse as the rubber softens in the heat.
- Visible cracking, flattening, or brittleness when you run your hand along the bottom edge. UV exposure and salt air from the Atlantic accelerate rubber breakdown. Most Florida rear-loading garage doors live outside, and the bottom seal takes the brunt of it.

AfterReplacement Cost & What’s Included
In Fort Lauderdale, a Clopay-compatible weather seal replacement typically runs $110 – $220, parts and labor included. That price covers removing the old seal, cleaning the retainer channel, cutting the new seal to fit your exact door width, sliding it into place, and confirming the door closes with full contact across the bottom. The range depends on a few factors: whether we’re replacing just the rubber insert or the aluminum retainer as well, the door width, and whether the seal profile is a standard single T or the double-T used on some newer Clopay doors.
You’ll get a written price before we touch the door, and that number doesn’t change once we see the job. No surprises. The work itself is covered by the 365-Day Done Right Promise and the written Kingswell Guarantee. If the seal fails inside the guarantee period, we come back and correct it at no charge. That’s in writing, not just said at the door.
DIY or Call Us?
Replacing a bottom weather seal is one of the few garage door tasks that doesn’t involve high-tension components, and a handy homeowner can absolutely do it themselves if they have the right profile and the patience to work the rubber through the retainer. What we see go wrong: buyers grab a universal T-seal that doesn’t match the Clopay channel, or they order by door width and forget to trim the retainer opening on one side. The result is a seal that binds, pops out, or needs lube every month to keep the door from straining.
If you’d rather not wrestle with it, call us at (754) 701-2440 and we’ll bring the right Clopay-compatible profile already on the truck. Most replacements take under an hour, and we’ll match the old seal to the correct spec before cutting anything.
FAQs
A Clopay bottom weather seal in Fort Lauderdale typically lasts 3 to 5 years before the rubber starts cracking, flattening, or losing its grip in the retainer. The combination of intense UV exposure, salt air, and daily heat cycles shortens the lifespan compared to cooler climates, where seals often last 7 to 10 years. If your door faces west or sits unshaded, expect the lower end of that range.
In most cases, no. Once the rubber has torn or split, patching it with adhesive doesn’t hold because the seal flexes every time the door opens and closes. The exception is a seal that has simply pulled out of the retainer but is still intact; we can often re-seat it if the channel and profile match. For a torn or brittle seal, replacement is the only fix that lasts. Call (754) 701-2440 and we’ll tell you honestly which situation you have.
A standard Clopay weather seal replacement takes 30 to 60 minutes on site. Most of that time goes into removing the old seal cleanly and feeding the new one through the retainer without stretching or tearing it. If the aluminum retainer is also damaged, plan for another 20 to 30 minutes and a slightly higher parts cost.
Yes, we carry the common Clopay-compatible profiles, including single-T and double-T bulb seals in standard lengths, on our service vehicles in Fort Lauderdale. For less common or specialty profiles, we can typically source the part within one business day. We also stock parts for LiftMaster, Chamberlain, and Genie, so we’re not making a second trip for a simple fix.
Tell me what it’s doing wrong, and we’ll figure out the rest from there. If your Clopay door is dragging, leaking, or letting in more Florida than you’d like, call (754) 701-2440 for a free estimate. We’ll give you a written price before any work starts, show up in the window we promised, and leave the job site cleaner than we found it.
